Many single-storey rear extensions fall under permitted development, which usually allows 3 metres deep on a semi or terrace and 4 metres on a detached house, or more through the prior approval scheme. Flats, maisonettes and homes in conservation areas follow different rules, so we check what applies to your house before anything gets drawn up.
For extensions and almost all structural alterations, yes, even where planning permission isn't needed. An inspector checks the work at key stages and issues a completion certificate at the end. Keep that certificate safe, because your solicitor will ask for it when you come to sell.
If the work touches a wall you share with a neighbour, or involves digging foundations close to their property, the Party Wall etc. Act 1996 means notice has to be served before the work starts. It's common on terraces and semis in London, and it's far easier to sort at the start than halfway through the job.
It depends on the size, the groundwork and the finishes you choose, but a straightforward single-storey rear extension typically runs to a few months on site. Planning and building control paperwork comes before that. We'll give you a timeline for your job when we quote, so you can plan around it.
For most extensions, yes. The existing back wall stays in place until the new structure is up and weathertight, then the opening is made. Expect the kitchen or back room to be out of action for a spell. For a full top-to-bottom renovation, some people find it easier to move out for part of the job, and we'll talk that through with you.
